SEBASTIAN – Spirit of Sebastian could bring nearly 700 new housing units to the area if the city decides to annex more than 183 acres in unincorporated Indian River County.

The City Council will discuss the annexation at its meeting at 6 p.m. Wednesday.

The Sebastian annexation request comes from Ridgewood Sebastian LLC. The proposed Spirit of Sebastian project would comprise 550 single-family homes and 140 duplex villas.

The property is located north and east of the Sebastian Highlands and the South Moon Under residential developments and just south of Sebastian Industrial Park.

The property is owned by Atlantic Coast Enterprises and Mary Lou Brown.

However, once the City of Sebastian approves the annexation, the developer would still need zoning approvals.

Ridgewood Sebastian LLC is active in the county with multiple projects underway including Sandcrest in Sebastian and Harmony Reserve in Vero Beach. The developer was also involved in the creation of Pointe West in Vero Beach.

If the council approves the annexation on Wednesday, a public hearing would be scheduled for March 14, 2018.
